Why Join a Holiday Letting Agency?

If you are thinking about letting your property to holiday makers then it is essential that you consider a letting agency. A letting agency will introduce your property to hundreds of thousands of holiday makers and market your property through multiple marketing channels to give it the exposure that it deserves to attract year round business. A letting agency is open 364 days a year so is geared up to answer queries and take payments. It has the motivation to deliver year-round bookings and removes the hassle and hard work from generating bookings. Finally a letting agency should work in partnership with you to maximise your rental income and typically be nice to deal with!

Why join Imagine Ireland Cottages?

NO SETUP FEES: There are no upfront fees to be paid. Imagine Ireland covers the photography cost, copywriting cost and inclusion in our website is free. We generate the business first to prove to you that you have chosen the right agency and then deduct the annual registration fee. This annual registration fee is only payable upon receiving a minimum number of bookings.
ADVANCE PAYMENTS: You will enjoy payment in advance of your booking. You will be paid on the 1st of the month for any holidays taken that month i.e. for any bookings taken in July you will receive full payment on the 1st of July. Payment is made by direct transfer into your bank account. Payments can also be made by cheque.
CANCELLATION PAYMENTS: If a holidaymaker cancels within eight weeks of arrival date then you will get payment in accordance to the cancellation terms – this is unique to Imagine Ireland as most agents do not offer cancellation terms.

PARTNERSHIP & RESPECT: Imagine Ireland works in partnership with all its owners. Owners are treated with respect at all times. Imagine Ireland works with you to resolve any issues or concerns. That's one reason why many of our owners have been with us the 11 years we are in operation.
OWNER BOOKINGS: Imagine Ireland understand that your holiday home is for your own enjoyment, to share with friends and your own holidaymakers. All we ask is that you inform us of your “owner bookings” as only then can we offer accurate and up-to-date availability on our website and in-house reservation system.

IMMEDIATE COMMUNICATION: On receipt of a confirmed booking Imagine Ireland will alert you immediately by texting to your mobile phone the dates of the booking and the name of the party. A confirmation via Email or Post will follow which will outline the numbers in the party, the beds to be made up and the transportation arrangements if the holidaymakers are travelling by ferry.

MONTHLY COMMUNICATION: On a monthly basis you will receive an Arrivals Report outlining all bookings taken on your property including your own "owner bookings". A statement of payments will also be included if you are due payment that month. You will receive a Monthly Newsletter and Annually you will receive a booking planner to help you keep track of your bookings.

How Is My Property Marketed?

Each year the number of holiday makers researching and buying their holiday online increases that's why we focus on Internet marketing. Your property will be marketed through PPC - paid search (Google, Yahoo, MSN) and SEO (organic search), as well as on affiliate sites such as daft, and holiday lettings. But not everyone is a fan of the web that is why we also promote our properties to our database of over 200,000 Imagine Ireland customers using brochures, supplements and direct mailings.
On our website full property descriptions, internal and external photographs, customer comments and live availability are visible to millions of potential holidaymakers who visit our website every day. Our website benefits from high ranking on top internet search engines and links with relevant organisations.

Our annual brochure is posted first class to our substantial customer database and mini brochures and post cards are distributed throughout the year.
Adverts are placed nationally in all the UK's newspapers, quality periodicals, weekend supplements and special interest publications whilst our participation in Trade fares exhibitions at home and abroad have increased our exposure as the specialist in self catering holidays to Ireland.

A fully integrated promotional strategy to include targeted direct-mail campaign offers, consumer competitions and overseas advertising will ensure that your property is gaining the exposure that will maximize your bookings.

How Do I Improve My Holiday Lettings?

Positive Reviews: The success of your property will depend on the care you take to maintain it . A warm inviting holiday home well equipped, clean and comfortable will result in a positive experience resulting in a positive review. Holidaymakers will only recommend a positive experience. Positive recommendations will reinforce the sale and maximise your bookings.
Exposure: You must let people know that you exist! There is no better more cost effective way than to be with an agency dedicated to advertising your property. Our marketing is meticulously researched, planned and implemented. We assess demand on a daily basis and are proactive in the promotion of our brochure and website.

Selling: Our reservations centre is dedicated to the sale of holidays. It is open seven days a week from 9am to 10pm, 363 days a year. The reservations team are trained to be helpful, friendly and cross sell into other properties if the property the holidaymaker wanted is not available. By keeping us up to date with the availability of your holiday property we can secure the sale immediately.

Pricing: The real benefit to the holidaymaker is the package price an agency offers. Imagine Ireland works hard at securing the most competitive ferry rates thus making the overall package as attractive as possible.

Photography: We take photographs of your property and views from the property so it is to your benefit to have the property ready for photographs.

Cleanliness: "cleanliness is godliness" – a holiday home should be spotlessly clean – better than your own home! All furniture and appliances should be of good quality and in good working order. Furnishings should be fresh and well maintained, while outside areas should be tidy.
